In the spring of 2012, a major automobile manufacturer reached out to Boomerang Buildings with an immediate need for additional warehouse space. The company was in the process of expanding their manufacturing headquarters in Middle Tennessee. Not only did they need space quickly, they also requested multiple buildings.

With the organization allotted external storage funding for just 36 months, a short-term lease was the best option. This was just one of many reasons Boomerang provided the ideal solution. Short-term leases free up capital and credit, and lease payments are typically considered a business expense, therefore providing tax relief. Not to mention labor and equipment costs for deconstructing a building can get expensive depending on the complexity and location of a project. However, with Boomerang being designed for deconstruction, that offsets lifecycle costs associated with new construction, which made the case for temporary space even stronger. These were major benefits to the customer.

Three divisions were undergoing expansion: Parts & Body, Pure Inventory and Dunnage. Given the square footage requested, the following sizes were installed: 60' x 105', 70' x 165' and 80' x 150'. The buildings were fully engineered to withstand winds up to 90 mph and 30 lbs. of snow per sq. ft., meeting the same code criteria for permanent buildings. These features gave the customer additional peace of mind given the unpredictable weather of the area.

Each building included high-speed roll up doors, which were fitted with an automatic open/close sensor. Fire protection systems were installed in all facilities, as well as an energy-efficient T5 lighting package and CFC-free Guardian Steel Walls. The roof on all three buildings had to be at a 9-degree pitch, which was created with custom sidewalls. While concrete foundations are not required, the customer had an existing slab, which was altered to work for the three buildings. That also required us to produce a custom weather proof seal to would keep rolling ground water out.

Ultimately, the customer wanted a turnkey solution and capital lease, and these buildings more than met their needs. Furthermore, the company had just received the ENERGY STAR Award for Sustained Excellence in Energy Management, so the option of a sustainable building piqued their interest. The Boomerang Building is not only fast and cost-effective; it’s green. It has a high content of recycled materials, is repurposed every time it is deployed, and is itself recyclable at the end of its life. It provides an environmentally sustainable method of supplying shelter on demand – when and where necessary.

A quick response, willingness to work around such unique requirements and the Boomerang’s green attributes are what gave the customer confidence that this building would provide the best possible outcome. Because the facilities proved to be such a tremendous boost to productivity and the company’s bottom line, the customer has received approval to extend its three-year lease term. There is also talk of several more buildings to be installed at another location in 2013.
